Accesso signs tenants in renovated Energy Corridor office campus

Accessoa commercial real estate firm based in Hallandale Beach, Fla., announced two new leases at its Ashford 6 office building at 1155 Dairy Ashford in the Energy Corridor. Houston Research Institute has leased 10,117 square feet on the second floor and Houston Medical Imaging will occupy 8,884 sqaure feet on the first floor. Both leases carry terms of 126 months. The tenants, which will employ 50 people at the property combined, will take occupancy in August, according to Accesso. Robert LaCoure, Jill Nesloney, Chris Lewis and Bryce Adams of Lee & Associates – Houston brokered both leases on behalf of the landlord. David Brodsky of David Brodsky Properties represented the tenants. The leases come on the heels of renovations to Accesso’s three-building Ashford campus, according to Mike Adams of Accesso. The company recently opened a new tenant lounge and conference facility at Atrium at Park Ten, constructed an outdoor patio and spec suites at 3900 Essex, and plans new amenities at 10333 Richmond later this year.

Family Houston, a local non-profit, sold its 22,000-square-foot building on 1.5 acres at 4625 Lillian St. near Shepherd Drive and Washington Avenue. Kristen McDade and Matthew Davis of Cushman & Wakefield’s Houston Land Brokerage team represented the seller. The property was sold to an undisclosed buyer who plans to utilize the existing building, according to Cushman & Wakefield.

Trive Capital Real Estate, a Dallas-based private equity firm, has acquired Med Main, a 338-unit apartment complex at 9330 S. Main St. The complex was developed by Wood Partners in 2020. The purchase was made in partnership with Dallas-based Aspen Oak Capital Partners.

The Bascom Group, private equity firm based in Irvine, Calif., purchased Windwater at Windmill Lakes, a 150-unit apartment complex at 9757 Windwater Drive near Hobby Airport. John Carr and Ben Fuller of Cushman & Wakefield represented the seller, Southern Breeze LLC, an organization led by Ronald and Sylvia Reine. Cushman & Wakefield also arranged financing on behalf of the buyer. Built in 1999. the complex has a pool with beachfront entry, covered parking and garages, private patios / balconies and a fitness center.

New York-based Lightstone Capital provided a $ 14.75 million first mortgage to a Houston-based buyer to finance the acquisition and renovation of Villa Ana, a 176-unit apartment complex at 10101 W. Sam Houston Parkway in southwest Houston. The garden-style apartment property was built in 1979. Jim Richards of CBRE represented the seller, Carter LLC / Asma Furniturewala. Lance Wright of Lightstone’s Dallas office handled the deal.

Frederick Trucking leased 295,134 square feet of industrial space at Bayport South Business Park, at 10591 Red Bluff Road in Pasadena. Chris Haro of NAI Partners represented the tenant. Richard Quarles, Mark Nicholas, SIOR, and Jarret Venghaus of JLL represented the landlord, AEW.

Prince Minerals, a global manufacturer of specialty chemicals, minerals and industrial additives, leased 109,946 square feet at 14000 Vickery Drive. Dylan Schopper and Jack Gaffney of Finial Group represented the landlord, FP-Gimel TX.

Moonshot Compost, a Houston company specializing in food waste diversion for residential and commercial customers, relocated to a new, larger industrial space of 8,225 square feet at 1410 Bigelow St. in Northside Village. The building is a former location of Yellow Cab.

Capital Holdings purchased a 22,000-square-foot office and manufacturing facility at 13720 FM 529. Chris Caudill and Jake Wilkinson of NAI Partners represented the seller, Beltway Coalition. Jake Gaffney of the Finial Group represented the buyer.

Jose and Maria Rivera purchased a 3.1-acre parcel of land at 220 W. Little York Road. The vacant lot will be used for parking and eventually as the site of a flex space development. Maria Quintanilla of Hardee & Co. Real Estate represented the buyer. Cotton Munson of Davis Commercial Real Estate represented the seller.

The Avera Cos. will break ground on its fourth industrial building in Century Plaza Distribution Center in north Houston. CPDC IV, a 120,022-square-foot industrial building on 8.2 acres at 350 Century Plaza Drive near Interstate 45 at Airtex Drive, is slated for completion in the second quarter of 2023. Nathan Wynne and Jason Dillee of CBRE are handling leasing.
